HanseMerkur Grundvermögen acquires new building “Medical Science Center” from AUG. PRIEN real estate
• 93% of the property is already let long-term
• Aimed for DGNB “Gold” certification
• Handover of the six parts of the building planned for the end of 2024
Hamburg, November 23, 2022. HanseMerkur Grundvermögen AG (HMG) has purchased a mixed-use property in Hamburg for one of its special funds.
The “Medical Science Center” accommodates a mix of uses of laboratories, medical care center, office space and a spacious daycare center on a total of around 23,500 m2. The investment property extends over six parts of the building, which are already under construction and are expected to be handed over in the fourth quarter of 2024. It was agreed not to disclose the purchase price.
The new buildings are to be built according to the KfW 55 standard and certified according to the DGNB quality level “GOLD” (German Sustainable Building Council). The heat is supplied, among other things, via a combined heat and power plant in the basement. A modern building structure with high construction and equipment quality is planned.
The location at Essener Straße 94 – 110 is conveniently located north of Hamburg Airport with good connections to public transport. An underground station and bus stops are around 400 meters away.
“The already high occupancy rate of 93% with long-term leases and tenants with good credit ratings particularly meets our investment requirements,” explains Malte Andes, CEO of HanseMerkur Grundvermögen AG.
The anchor tenant is Labor Lademannbogen MVZ GmbH, a subsidiary of the Sonic Healthcare Group, which has leased around 12,200 m2 and 160 parking spaces for 20 years. One of the largest human medical laboratories in Hamburg is being built here with around 300 employees. The Federal Agency for Real Estate Tasks has leased another 7,700 m2 for an education and science center on a long-term basis. The day-care center area is also rented on a long-term basis.

The property will be transferred to the real estate special fund HanseMerkur Grundwerte Deutschland.
The seller is the Hamburg project developer AUG. PRIEN real estate, company for project development mbh. Frank Holst, Managing Director of AUG. The property will be realized according to the architectural design of the office kbnk ARCHITEKTEN from Hamburg.
The law firm Costard Tögel & Partner Rechtsanwälte and the brokerage house Avision Young advised the seller on the transaction. The buyer was advised by the commercial law firm Görg.
