HanseMerkur Grundvermögen AG acquires “PULSE” project development in Böblingen

• Residential and retail project development with 11,100 m² rental space
• Completion planned for the third quarter of 2024
• Aiming for DGNB Gold certification and KFW-55 standard
HanseMerkur Grundvermögen AG (HMG) has acquired the residential and retail project development “PULSE” from the real estate company Böblinger Baugesellschaft (BBG) for an open special AIF. The planned property on Wolfgang-Brumme-Allee in Böblingen has a total rental area of around 11,100 m². The approximately 6,200 m² of retail space is almost completely rented to the food retailer Aldi (1,600 m²), the drugstore dm (1,100 m²) and a large retail outlet for sporting goods (3,400 m²). The parking garage operator Park One is the leaseholder of the underground parking spaces. In addition, privately financed apartments with around 4,900 m² of rental space and additional parking spaces are being built. The project is aiming for DGNB Gold certification and the KFW-55 standard. Completion is planned for the third quarter of 2024. The parties have agreed not to disclose the purchase price.
“The project blends in harmoniously with the inner city of Böblingen, both architecturally and through its mixed use. The property is located in an urban development area with good connections. With BBG we have a professional and reliable partner who is developing a very good property for us, ”says Svenja Piehl, Investment Manager at HMG.
After the successful transaction of the BBG Office Center, PULSE is now the second project that both partners are realizing together. “We are very pleased to have made another sale to HanseMerkur Grundbesitz AG,” says the managing director of BBG, Rainer Ganske.
“PULSE” is well connected to public transport. With the S-Bahn it is just under 20 minutes to Stuttgart Airport; Stuttgart Central Station is only 30 minutes away. The distances are also short by car: Stuttgart Airport is 15 minutes away, and Stuttgart city center is 20 minutes away.
