HanseMerkur Grundvermögen AG acquires “PULSE” project development in Böblingen

Hamburg, December 7, 2021. HanseMerkur Grundvermögen AG (HMG) has acquired the residential and retail project development “Korntal Living” in Korntal-Münchingen for one of its open special AIFs. The seller is Bietigheimer Wohnbau GmbH. The total rental area of ​​around 5,400 m² is divided between the types of use commercial with 3,000 m² and residential with around 2,400 m². There are also 33 privately financed apartments with 53-97 m² of living space as well as 64 underground parking spaces and 88 outside parking spaces. The food discounter Lidl has rented 2,700 m² of the commercial space on a long-term basis. After the planned completion in the 2nd quarter of 2024, the property will be transferred to the “HMG Basic Values ​​Living PLUS III”. The parties have agreed not to disclose the purchase price.

“Korntal-Münchingen is a sought-after, long-term growing residential location on the northern outskirts of Stuttgart with very good public transport connections. The project development combines living and business in an ideal relationship and impresses with its high quality of construction and furnishings, ”explains Henning Schneider, Investment Manager at HMG.

The small town with around 20,000 inhabitants is only around eight kilometers from Stuttgart city center. Korntal-Münchingen has very good transport links to Stuttgart and the surrounding area.
