HanseMerkur Grundvermögen acquires mixed-use property at Frankfurt Airport from project developer GBI

Hamburg, 08.12.2022. HanseMerkur Grundvermögen AG (HMG) has purchased a mixed-use property directly at Frankfurt Airport for one of its open special funds.
The seven-storey office building and the eight-storey boarding house cover a total of 11,600 sqm of floor space. They have been under construction since the summer of this year and should be completed by the end of 2024. There are also two basement floors with 116 parking spaces. The seller is the project developer GBI, which started the project in a joint venture with Fraport Casa Commercial GmbH.
A “Global Business Village” with up to 25,000 jobs is being built on the former American airbase. The up-and-coming micro-location “Gateway Gardens” as part of Frankfurt Airport City has excellent transport connections by plane, train and car.
Due to its location directly at the most important German airport, Terminal 2 can be reached on foot in 10 minutes. The new district has its own motorway access and exit in the immediate vicinity of the Frankfurter Kreuz and its own S-Bahn station. Commuters only need a few minutes by public transport from “Gateway Gardens” to both Frankfurt Central Station and the airport. Here tenants will find a perfect combination of national and international transport connections in the economically strong Rhine-Main region.
The fully furnished and equipped 142 serviced apartments of the established brand “SMARTments business” of the GBI group of companies are ideally suited for business travellers, consultants, freelancers and newcomers who like to use these flexible accommodations.
The operator of the new Frankfurt business apartments is the GBI group of companies, which has developed and operates a total of more than 1,000 fully equipped apartments.
“What is interesting for investors is the long-term secured cash flow thanks to the 20-year rental agreement for serviced apartments with a very experienced operator,” explains Malte Andes, Deputy CEO of HanseMerkur Grundvermögen AG.
In the office building next door, modern office space is being built that can be flexibly divided according to tenant needs and offers a view of the countryside, even though it is located directly at the airport.
Sustainability is a top priority in this project development. Due to the strict sustainability concept, this will be one of the first districts with DGNB platinum certification in Germany, an aspect that is also of particular importance for institutional investors.
