HanseMerkur Grundvermögen acquires residential project development in Düsseldorf
• New building with around 130 apartments on around 8,150 sqm
• Central residential area with very good local amenities
• KfW Efficiency House 55 energy standard
Hamburg, December 20, 2022. HanseMerkur Grundvermögen AG (HMG) has purchased a residential project development in Düsseldorf for one of its open special funds. The seller is Himmels Immobilienentwicklung GmbH. It was agreed not to disclose the purchase price.
The new building is being built in the lively district of Unterbilk, which borders the Media Harbor to the west. The good, central residential area offers a wide range of local amenities: shops, restaurants, cafés, medical practices, day care centers and schools are in the immediate vicinity and can be reached on foot. The S-Bahn station “Völklinger Straße” is 200 m away, from where the main train station and the city can be reached in about six minutes.

The new building on Martinstraße includes around 130 apartments, 24 of which are subsidized apartments, as well as 73 underground parking spaces and 209 bicycle parking spaces. The apartments open up through loggias, balconies or terraces to the green inner courtyards, mainly facing south. They offer superior equipment with underfloor heating, windows with triple thermal insulation glazing, increased sound insulation and are barrier-free.
The property is part of a quarter developed by the Himmels Real Estate Group and consists of a five-storey and a four-storey structure. One to five room apartments are being built here, with the focus on two to three rooms. Completion is scheduled for 2024.
The energy-saving building will be constructed in accordance with the KfW Efficiency House 55 energy standard. A KfW 55 efficiency house is significantly more efficient than a comparable new building according to the statutory standard. It consumes only 55% of the primary energy of a reference building, and the heat loss through the building shell is no more than 70% of the limit value for new buildings.

The project development in Düsseldorf is the eighth acquisition for the HMG GrundWerte Wohnen PLUS III special fund, along with other residential properties in Hamburg-Stellingen, Hamburg-Wandsbek, Stuttgart, Böblingen, Korntal (near Stuttgart), Rottenburg am Neckar and Bad Vilbel. In addition to the HanseMerkur Group, 26 investors are involved in the real estate fund. The fund has almost been placed.
