HanseMerkur Grundvermögen AG acquires residential project development in the Neckar.Au district in Rottenburg am Neckar from Instone Real Estate
• The “Neckar.Living” project comprises four residential buildings with KfW 55 standards and 48 apartments
• Fourth property for the HMG Grundwerte Wohnen PLUS III
• Instone is realizing around 400 apartments in the overall “Neckar.Au Viertel” project
HanseMerkur Grundvermögen AG (HMG) has acquired a residential project development in the Neckar.Au district in Yalovastraße in Rottenburg am Neckar for the open special AIF HMG Grundwerte Wohnen PLUS III. Of the approx. 4,100 m² rental space, 48 one to four-room apartments with 43 m² to 95 m² of living space are being built. Of these, 13 apartments will be publicly funded. In addition, around 570 m² of commercial space and an underground car park with 71 parking spaces for cars and 69 bicycles are planned, which will be shared with the neighboring building. The completion of the four residential buildings built in accordance with the KfW 55 energy efficiency house standard is planned for the first quarter of 2024. The seller is the residential developer Instone Real Estate, which is realizing a total of around 400 apartments on five building plots in the Neckar.Au district. The parties have agreed not to disclose the purchase price.
Henning Schneider, Investment Manager at HMG, explains: “The Neckar.Au district will be a sustainable and livable quarter with modern apartments and lots of green outdoor areas.” The connection to local public transport is also very good. “The way to Tübingen can be done quickly and easily by train, car and even by bike,” adds Schneider. This is an important criterion for commuters. Tübingen can be reached in around ten minutes by car from the regional train station, which is within walking distance. In the course of the planning for the Neckar-Alb regional light rail, a stop at the level of the quarter is planned. A cycle expressway between Rottenburg and Tübingen is also planned.

The HMG Grundwerte Wohnen PLUS III fund plans a fund volume of around EUR 400 million and a target dividend yield of 3 to 3.25 percent per year. The project development in Rottenburg am Neckar is with the iLive in Stuttgart, YOURS. in Hamburg and Green Valley in Bad Vilbel the fourth purchase for the HMG fund.
